Our annual ‘State of the Nation’ research with Lambert Smith Hampton is designed to help understand the diverse trends and issues facing our towns, shopping centres and high streets. The research will also help to highlight, showcase and identify workable solutions to help deliver the revitalisation and reinvention of our places and spaces that meet the needs of all key stakeholders.

Meet The Speakers.
Dr. Steve Norris, National Head of Planning, Development & Regeneration at Lambert Smith Hampton
Steve has over 30 years’ experience providing planning, regeneration and commercial property consultancy advice on a wide variety of retail, town and shopping centre issues for regional planning bodies, local planning authorities, developers, investors and operators. His expertise ranges from the preparation of evidence-based town centre visions, action plans and regeneration strategies to securing funding and permissions for major mixed-use schemes.
Phil Hepworth, Director at AEW Architects
Phil works across all our sectors overseeing community, industrial, office, residential and retail and leisure projects for a range of clients in the public and private sector. Combing this varied sector experience, much of Phil’s recent work has focused on achieving funding for and delivering mixed-use, town centre regeneration projects. Phil enjoys leading a team through all stages of the design process, seeking to deliver well-considered, innovative design solutions. Phil is a member of the Manchester Chamber of Commerce and the British Council for Offices, bringing sector-specific insight to our team.
Vivienne King, Revo Board Member & Founder and Managing Director of Impactful Places
Over 30 years’ leadership experience in the real estate industry with a track record advocating for environmental and social sustainability. As the former CEO of Revo, the membership organisation for retail property, she supported development of Revo’s Social Value Framework. Prior to 2020, she was CEO of Soho Housing Association providing affordable homes and supporting local needs in London’s West End. With over 20 years at the Crown Estate, as a member of the senior team she was responsible for leadership of its ESG corporate strategy and its innovative measurement tool – Total Contribution. A co-founder of Real Estate Balance, she has been working with industry leaders to drive cultural change and improve equality, diversity and inclusion in real estate.
Victoria Gould, Senior Leasing Manager at Landsec
Tory Gould is a retail and leisure specialist with 20 years experience in the sector. She has a wealth of knowledge covering all aspects of leasing, providing her with invaluable market insight and an indepth knowledge and understanding of how to create customer centric places. As the lead for restaurants, bars and gyms Tory works across all of the Landsec Assets including Bluewater, Westgate, Liverpool One, Media City and Gunwharf Quays. Tory has a real passion for the hospitality sector and has spearheaded the delivery of new brand to the Landsec portfolio including Six By Nico, F1 Arcade, Crowded House and Beefy Boys whilst building great relationships with existing brands such as The Ivy, Giggling Squid, Flight Club and Nandos. Tory is also the new Chair of the Leisure Property Forum, the property based forum, representing the leisure and hospitality industry offering high quality seminars, events and networking opportunities for anyone involved in the sectors. Prior to Joining Landsec, Tory specialised in shopping centre and transport hub leasing at JLL.
Ojay works with Government Ministers, parliamentarians, economic development professionals, business leaders and place-makers across the UK and Ireland to support town and city centres. He works on a range of policy issues including tax reform, local government finance, the EU and UN Urban Agenda, devolution, the Northern Powerhouse, transport, housing, planning, retail and urban regeneration.
