What To Expect.
Market shocks or gradual decline generate the need for regeneration, but the path to recovery is rarely straightforward. Regeneration typically involves core assets, multiple ownerships and significant funding leading to a series of interconnected projects delivered over time.
The first step is to clearly identify and prioritise the issues, and to define realistic, achievable outcomes – this often done by creating a Vision… but not all visions lead to regeneration.
This session, one of a series, explores the 12 most critical factors for delivering a Vision that attracts the investment needed to deliver regeneration.
This session is designed to support Local Authorities, developers and professionals in creating and assessing effective Visions which will be relied on to support decision making, support land assembly and attract funding to deliver regeneration.

Meet The Speakers.
David van der Lande, MRICS, RICS Registered Valuer and Director, Town Centre Regeneration Ltd
David is a Chartered Surveyor, with over 25 years’ experience in delivery of mixed use regeneration schemes led by residential, retail or commercial uses. He has advised private and public sector clients on schemes throughout the UK including in Wolverhampton, Stoke-on-Trent, Belfast, Londonderry, Leicester, Bridgewater and Bath and advised on the delivery and viability of multiple masterplans and town centre schemes. He has in-depth experience of delivering development on complex urban sites requiring agreements between landowners as well as between the public sectors and development partners; articulating public benefits, confirming use compulsory purchase powers and negotiating claims. He has been a national committee member of Revo sitting on the Asset Management Committee initially and subsequently on the Regeneration and Repurposing Committee during a period of significant change to our town and city centres.
Gergana Draganova, Urban Design Director, BDP
Gergana is Urban Design Director leading masterplanning and urban design projects in the UK and internationally from our London Studio. She is an architect and urban designer with significant experience in residential, transport related and mixed use development, undertaken on behalf of both public and private sector clients. Her work is mostly focused on town centre regeneration and placemaking for new urban centres, including masterplans, design codes, development frameworks and feasibility studies. Gergana’s projects reflect her passion for collaborating with the clients, stakeholders, residents and other professionals on creating and reinventing the unique qualities of diverse urban environments.
Mike Anderson, Chief Investment Officer, Milligan
Mike has over 30 years’ experience in the commercial property and finance world and is the key liaison point between Milligan’s investment partners and our development pipeline. Over this time, Mike has structured some highly complex transactions across all major sectors. Mike’s focus across all our projects is originating, structuring and executing property transaction as part of an overall investment strategy which ensures maximum returns for shareholders, investors and partners. Potential investors and partners include the major institutions, private equity houses, sovereign wealth funds and local authorities, and Mike has also been instrumental in structuring our recent partnerships with Urban Splash and Willmott Dixon. As Chief Investment Officer at Milligan, Mike particularly enjoys working on operational assets where he can get under the skin of the underlying business to help formulate the right real estate and financial strategy. He previously led on the acquisition of Camden Lock Market and the Mailbox and is currently leading on our relationship with the John Lewis Partnership to build them a vertically integrated Build to Rent business.
John Webster, Partner, Development & Infrastructure Planning, DWF Law LLP
John advises on the full extent of the statutory consenting and land assembly processes. He specialises in large scale commercial and residential development, regeneration schemes and energy projects. This includes acting for national developers, infrastructure operators, investors, funds and government bodies. He has significant experience advising on the promotion of major infrastructure development (DCOs) and compulsory purchase orders (CPOs). This includes protecting clients’ assets through negotiation of complex settlement agreements and also securing compulsory purchase compensation where land has been acquired compulsorily. He has particular experience in promoting development projects in London including mixed use schemes, tall buildings, build-to-rent developments and urban logistics. John has extensive experience in advising clients in relation to Judicial Review, Legal Challenges and Planning Appeals. John is noted in Legal 500 as having “excellent technical skills” which are “used to the greater advantage of the client”.
Andy Algar, Director, Andy Algar Regeneration Consultancy Ltd
Andy has over 20 years senior level experience in property/regeneration across several London Borough. Most recently he was Director for Regeneration and Development at the London Borough of Wandsworth, where he led two major mixed-use estate regeneration schemes, the Council’s house building programme and town centre regeneration projects.
Andy’s focus has been on working with private and public sector stakeholders to ensure quality, place-based regeneration that responds to the needs of residents and local communities.
Since 2024 Andy has been a freelance consultant offering regeneration and strategic asset management advice.
