Canada Water is a transformative 53-acre, net-zero neighbourhood in Zone 2 of Central London, developed in partnership with AustralianSuper. This masterplanned community is designed with sustainability at its core, surrounded by over 130 acres of green spaces, parklands, and historic docks. It will feature up to 4,000 new homes (35% affordable), 2 million sq ft of workspace for 20,000 workers, and 1 million sq ft of retail, leisure, and community spaces. Key highlights include a new Town Square, the first new high street in London in 100 years, and 12 acres of open space, including a 3.5-acre park. The site offers exceptional connectivity, just four minutes from London Bridge, attracting a diverse talent pool. With hybrid planning consent secured in 2020 and construction underway since 2021, the project is set for completion in 2035. Phase 1, including residential, workspace, and leisure facilities, is set to be delivered by late 2024.

Hannah Farahar, Development Director, British Land
Hannah is a Development Director and Sustainability Lead for the Canada Water Masterplan. The Canada Water Masterplan is a 53-acre regeneration scheme, providing a new town centre for London. Hannah has circa 15 years professional experience in real estate and development management with a passion for sustainable development and a specialist skillset in managing and delivering complex projects, across a wide range of industry sectors.
Freddie Broadhurst, Senior Social Impact Manager, British Land
Freddie has over 10 years experiencing working in the built environment sector. He is passionate about socially sustainable urban regeneration and is a specialist in engaging local communities to actively shape the future of their area and leveraging development projects to have a long-lasting, positive social impact in the local communities with whom we work with. Freddie has experience in supporting the Development team to secure and implement planning permissions for complex development projects; leading on community engagement and co-design processes; supporting the S106 negotiation process; and delivering on our S106 obligations to create a positive social impact in the construction and operational phases of our developments.
