Following the decline in physical stores that accompanied the advent of online shopping, further decimation of the then retail-dominated high streets and town centres was further driven by COVID a significant drop in footfall, financial losses, and empty buildings.
Fast forward to 2024, and there is ‘a renewed sense of optimism’ felt by both investors and owners of UK retail assets and retailers/occupiers. A clear transformation is taking place as many UK high streets and town centres are experiencing the positive effects of urban renewal, and previously closed stores are being replaced by leisure, entertainment, hospitality, as well as housing and healthcare assets. This ‘blended use class’ model is creating a new norm, that is enticing people back to these locations, creating opportunities for development and investment, and in the process reinvigorating places and delivering community benefits.
In a post-covid era social impact and cultural value are bigger influencers on the success of investment models, we are increasingly seeing local community / creative & cultural initiatives entering the mix and becoming fundamental to regeneration plans. Whilst digital and innovative technologies have definitely taken a portion of the retail marketplace, the same technologies have equally enhanced in-store experiences that draw people to these new-style destinations.
As for out-of-town retail parks, it appears that more work needs to be done, but accessibility and convenience is still key and diversifying use to give customers more reasons to travel to shopping outlets has prevented the disappearance of the modern style retail parks altogether.
