When the first phase of Camden Market Hawley Wharf launched in August 2021, it was the first new retail and leisure destination to arrive in London since the start of the pandemic. The 580,000 sqft development now supports the vitality of one of London’s most vibrant neighborhoods. It created new purpose for30 Victorian railway arches, enhanced the canal-side public realm, and provided a long-term solution to a neglected site, that once housed a market devastated by fire. When the final phase launches, it will reveal a public rooftop terrace, with scenic views across London’s skyline. Throughout the pandemic, LabTech progressed Hawley Wharf, recognising the importance of delivering something new and exciting for Camden, at an incredibly challenging time. It is a destination for Camden, as much as it is for Londoners and tourists.

Launching the first phase also gave certainty to new tenants, who were given flexibility with opening hours, respecting difficulties with staff self-isolation due to Covid. Supporting independent brands is the guiding principle of LabTech’s ethos, and this development combines incubator-sized units with larger ones, to deliver variety for customers and create opportunities for smaller operators to gain exposure, next to those with a more established clientele. This approach has seen some landmark brands sign at Hawley Wharf, including UK debuts for the likes of children’s entertainment venue Babylon Parkland and unique Turkish ice cream brand Soho Creamery, alongside dozens of independent operators now making their mark in the scheme. LabTech curated the space to reflect Camden –its approach with independents, and uniqueness –while complementing the town.

Beyond 150 independent retail spaces and 60plusplaces to eat, LabTech have introduced 60,000 sqft of co-working, nearly 200 homes, a primary school and more to Hawley Wharf, delivering a genuinely mixed-use scheme with a social value running through everything.
